The main reason to stage a vacant home is to give perspective to buyers. Unoccupied homes do not show well. Empty rooms appear smaller than they really are and small defects stand out because there is nothing to distract the buyer. Statistics show that less than 10 percent of buyers can actually visualize how furniture will fit in an empty space. Staging helps the potential buyer emotionally connect with a home.
If necessary, Orchid Interiors will recommend and arrange for repairs and improvements such as painting, floor refinishing, light fixture replacement, landscaping and curb appeal enhancement. We take careful measurements and photographs of each room and spend a lot of time evaluating what furniture and decorative accessories are needed to fit the style of the home and the profile of the target buyer. Working with a furniture rental company with whom we have a relationship, we choose pieces to design the most desirable spaces. Orchid Interiors has a storage unit of current accessories to deliver an updated look. Our accessories include but are not limited to: bedding, throw pillows, towels, vases, rugs, lamps, decorative objects and some non-original artwork. On the day of staging, we supervise the delivery and placement of the furniture and all of our necessary accessories, and hang the artwork.
Also included in our pricing is packing up our accessories, and in some cases, even supervising the removal of the rental furniture, when the property is sold.
